Rental Screening Criteria for Gallery Park Apartments
Cooper Street Capital adheres to the administrative rules and regulations as established by the Portland Housing Bureau, the state of Oregon and the Federal Government.
All applicants are required to present qualifying identification that adequately establishes a person’s identity.
Cooper Street Capital uses a third party screening agency, ResidentVerify®, with a proprietary evaluation system that assigns applicants a unique Index Score.
CREDIT
To Pass:
- Have a valid Credit Report available through the national credit bureau
- Have no FACTA Credit Alerts
- No rental collection records within the past 2 years
- No bankruptcy within the past 4 years
- ResidentVerify® Index Score above 50
Conditional acceptance will be grated in the case that:
- ResidentVerify® Index Score between 25 and 49
CRIMINAL
To pass an applicant should have none of the following:
- Felonies within the past 7 years (Property, Animal, Fraud, Technology, Family, Government, Public, Gambling, Weapon, Organized, Drug, Sex, Alcohol, Violence, Unclassified, Unknown, Theft by Check)
- Misdemeanors within the past 5 years (Fraud, Drug, Sex, Violence, Unclassified, Unknown)
- Misdemeanors within the past 2 years (Animal, Family, Government, Public, Gambling, Organized)
- No registrations on Sex Offender Registry
EVICTIONS, FILING & PUBLIC HEARINGS
To Pass:
- No eviction filings within the past year
- No eviction judgements within past 2 years
INCOME
To Pass:
- Rent to monthly income ratio above 2.5:1
Conditional acceptance requiring a guarantor will be grated in the case that:
- Rent to monthly income ratio between 2:1 and 2.5:1
